Representation: Housing need is well be overstated. The SHMA does not take into account the likely effects of BREXIT such as: migration changes, immigration controls, and the relocation of businesses which are likely to reduce the forecast need for new housing.
HS2 and the "Northern Powerhouse" could locate employment opportunities along the HS2 corridor rather than East Anglia.

These potential impacts are real and significant.
