No account taken of affects of Brixit, HS2 and the "Northern Powerhouse", housing numbers appear to be based on an occupation level of just over 1 person per dwelling whereas the current average is ~2.3, a 10% uplift has been applied to increase supply/reduce sale price/increase affordability. This appears to be an arbitrary figure with no supporting evidence. Developers will limit supply to maximise house price and profit.

We dot agree with the total requirement of 7820 or the annualised requirement of 355. Numbers seem over stated and there does not appear to be any account taken of the effects of Brexit on domestic and oversea migration nor the relocation of major industries nor of the affects of "Northern Powerhouse" and HS2. The calculation of the required housing appears to be based on a little over 1 person per dwelling whereas the current ratio is in the order of 2.3 persons per dwelling.
There appears to have been applied a 10% uplift in requirement of housing in order to increase supply and thereby reduce prices and therefore, in theory, increase affordability. There appears to be no factual evidence to support this tweaking of the housing supply to increase affordability. Construction and delivery of housing is generally governed by developers desire to keep supplies limited and thereby maximise returns on investment.
