OBJECT Ipswich Borough Council (
The proposal to require an impact assessment for all edge of centre and out of centre retail proposals that are 400 square metres gross floorspace or more is different from that currently required in Ipswich of 200 square metres net or more. A common approach developed through all the Local Plans in the IFEA would be supported.
COMMENT Dr Jonathan Tuppen
Impact assessments on retail sites of 2500m2 would appear appropriate in relation to Ipswich, but for the smaller market towns 400m2 would appear more appropriate.

Additionally, we support Option RIA1 - which would rely on the NPPF threshold for Retail Impact Assessment - as the appropriate mechanism of control.
