Site would result in a substantial extension to the south of the existing town and would surround two Grade II listed buildings. These heritage assets are rural structures and how they relate with their surroundings in an important aspect of their setting and significance. The A12 to the south of the site already severs the surrounding landscape but a substantial area of open, undeveloped land has been retained around these listed buildings. Any development of the site has the potential to impact upon these heritage assets. It is important that any development of this site will need to preserve these heritage assets and their settings, this could be through the use of buffer zones, landscaping or carefully planned open space.

Initial technical work undertaken produced an indicative layout for c.450 dwellings. A higher build-out rate of c.40 dwellings is suggested. An allocation of this site in the emerging Local Plan would deliver substantial benefits to the local community.
It is therefore suggested that the site represents an excellent opportunity for development, given its sustainable location and the benefits it could provide. Potential constraints identified in the SHELAA site assessment could be overcome with ease, thus highlighting its suitability for allocation within the emerging Local Plan.
