Development would completely change the character of the town. Potential impact on tourism. Traffic concerns. Playing fields should be kept for the benefit of the school. Population increase would require serious infrastructure development, such as schools and Health Centres, which would also contribute to traffic problems.

THE SITE IS WHOLLY UNSUITABLE FOR DEVELOPMENT.
Much of the area is open countryside where it is government NPPF policy to restrict such unsustainable development. The site has poor road access, it is not easy to improve access without serious damage to the countryside and lane characters. Much of the site is not within 800 metres of any core service. This emphasises the site's incompatibility with, lack of connection and integration with the town. Much of the site is of recognised landscape importance and also adjoins special wildlife areas wherein development will irreparable damage the area's flora and fauna
