Elmswell is identified as a 'Core Village' in the emerging Plan, which is considered to be an accurate assessment. Clients site now comprises a gap in the built development of Elmswell, and thus it would be logical to infill this gap with further residential development. Close proximity to railway station. Power lines on the site could be diverted.
Access will have to be achieved off St Edmund's Drive off Station Road, however this is not in my clients' or highways ownership, negotiations will have to be held with the landowner. Land to the south has recently attained outline permission for up to 190 dwellings. Consequently, there is a possibility that the site will not be developed until the land to the south commences construction. This may incur delays with the development of my clients site.
