Summary:

Site is appropriate for inclusion within the settlement boundary. Secured formal committee resolutions to grant permission in summer 2017, Section 106 negotiations are ongoing however are expected to conclude shortly, at which permission will be granted.

Subject to an extensive programme of public consultation and were carefully considered by all relevant consultees during the planning application process. Where necessary, appropriate mitigation measures have been agreed. The officers' reports for both applications note that there are no technical constraints to development on either site that cannot be mitigated.

The grant of planning permission clearly shows that the Council considers the two sites are capable of delivering sustainable development. It is therefore strongly recommended that the settlement boundary is amended to include these sites.
