Access is not suitable due to narrow roads, infrastructure required, impact on view. Traffic would come through the village. Well used footpath across the site. Development would require improved access to A140. Surface water from the site would flood surrounding areas. Concern over surface discharge. Impact on local school. Spread the village away from the heart of the village. Extra traffic past the school.

It is possible to provide adequate access to the site; with a primary access from Chapel Road to the north and a potential secondary access from Mill Road to the south.
Area within Flood Zone will form part of the open space/biodiversity area. Site could be delivered over a number of smaller phases in accordance with the Neighbourhood Plan.
It is therefore suggested that the site represents an excellent opportunity for development on the grounds of sustainability and the additional biodiversity benefits that would be provided from development, and as such we request that the site is allocated within the emerging Local Plan.
